The HCS tells the homebuyer about any aspects of the property that need urgent attention or which present serious faults, as well as any ongoing maintenance that homebuyers might have to plan for.

The HCS can only be produced by fully qualified and accredited members of SAVA – the Government-approved organisation which trains and accredits the work of surveyors. Homebuyers can be assured of a comprehensive report produced by a professional, trustworthy individual.

The aim of the HCS is to make the home survey process quicker, easier and more cost-effective for homebuyers – something that is now more important than ever.

It will cover:

There is a per report cost for the Home Condition Survey for ongoing monitoring by SAVA this results in the Home Condition Survey being a little more expensive than the RICS HomeBuyer Report in most cases, although they are very similar in substance and in their requirements although the Home Condition Report requires a little more inspection in roof spaces and below floors if available, not covered and can be safely lifted without damage.

In practice, there is usually no difference in them as sufficient safe access isn’t usually available. The choice comes down to which report format you prefer and the price of that survey for your property
